A little planning goes a long way
Explore the costs of buying or selling in Florida. Adjust the details to see an itemized starting estimate, then let us prepare your personal quote.
For a standard Florida purchase, with the owner's coverage equal to the price and any new loan no greater than that price. Not for refinancing, exempt transfers or complex transactions. Property tax prorations, service fees, commission, recording, searches, endorsements, lender charges, insurance and prepaid items are included only when you enter them. Discounts and special title coverage require a personal quote.
Original owner's title premiums use Florida's tiered rates, a $100 minimum and coverage rounded up to the next $100. A financed purchase includes a $25 minimum for a simultaneous lender's policy from the same insurer, assuming its coverage does not exceed the owner's policy. Additional policy charges may apply.
Deed stamps: $0.70 per $100 outside Miami-Dade; $0.60 in Miami-Dade, plus a $0.45 surtax unless the single-family dwelling exemption applies. Recorded mortgage stamps: $0.35 per $100. Stamp taxes round up to the next $100. Nonrecurring intangible tax is 0.2% of the loan, assumed fully secured by the Florida property and paid by the buyer.

Gather your signed contract, identification, mortgage payoff information and any prior title policy. Share relevant association information and tell the team about liens, ownership changes or estate-related documents.
A policy can cover certain losses from covered title defects or ownership claims. Coverage depends on the policy terms, exclusions, and exceptions.
A lender’s policy protects the lender’s interest. An owner’s policy provides separate protection for the buyer’s ownership interest. Ask about the coverage available for your transaction.
Review your closing documents and ask about anything you do not understand. For a financed purchase, compare the Closing Disclosure with your Loan Estimate, including loan terms, fees, and cash to close.
